...we've offered these modification services only because the counselors listed aren't always able to help with the application needed to get a modification. Basically a successful modification application is just like a mortgage application...with proof of income, credit, and often an appraisal.
The bank has to see some income curtailment, a hardship letter and some income as well as some lifestyle cost cutting measures to grant relief. They don't want your home, or property... but they just can't help everyone. The services we offer include providing an overview for a specific property, helping to write a hardship letter, get a market analysis or a certified appraisal, as well as other helpful suggestions. The costs that we have associated with these consultations are free often, but we do have to pass through certain expenses, (administrative, cost of materials, and outsourced things like credit reports, certified appraisals, etc...)Please email SimonTheBroker@aol.com with questions

Very timely article.
The trend towards downsizing gained momentum when the Baby Boom generation started approaching retirement age, several years ago.
With the current state of the real estate market reinforcing the need for smaller, less expensive homes, downsizing will continue to become more popular with buyers of all ages.
Lauri Ward, author, Downsizing Your Home With Style: Living Well In A Smaller Space
